The topography of The Bulls Run is varied. The property has a total area of 7,489 ha made up of river flats (60%) and higher country (40%). It enjoys a frontage of 40 km to the Murrumbidgee River.

The property's 4 river licenses total an allocation of 1666 megalitres. The 5 artesian water licenses make up an allocation of 4024 megalitres. These water sources combined with the climate and geography provide the Bulls Run with an ability to grow a wide range of crops.
